Granby Planning Board Approves Shed Retailer's Site Plan, Resolving Land Court Dispute

GRANBY — November 24, 2025 — Granby Planning Board unanimously approves retail shed sales site plan, clearing a Land Court case. The board approved a site plan for 195 West State Street LLC, owner of a shed, greenhouse and sauna retail operation at 185 West State Street, after the business had been denied a permit by the Zoning Board of Appeals and the matter reached Land Court. Attorney Tom Rey of Bacon Wilson represented the LLC, telling the board the use qualifies as retail under Section 4.44.1A of the Mixed-Use Development Overlay District bylaws. The sole condition added requires that shed placement "shall not interfere with safe and efficient operation" of parking areas serving existing tenants; the property currently holds roughly 75 structures during peak season. The board also continued a Red Fire Farm market project at 34 Carver Street — the farm lost its historic barn to fire in February 2024 — to its December 8 meeting, with members pressing for ground-mounted rather than building-mounted signage and flagging parking adequacy concerns around the proposed 25-space lot.
