Disclosed Prices in Granby Deed Filings Reflect Mortgages, Not Sales
Sixteen deeds were recorded in Granby from July 3 to Aug. 1, but only five disclosed dollar amounts, ranging from $25,000 to $150,000 (median $140,000), and all five list a bank or credit union as grantee, meaning they reflect mortgages, not sale prices. The highest-value filing, $150,000, was a mortgage on 10 Cedar Dr. recorded by PeoplesBank. Three filings recorded actual property transfers to new individual owners (from a bank, credit union or loan servicer), but none disclosed a price. With ownership-transfer prices largely undisclosed, the data does not support a read on market pace this period.
